Biography:
Twenty‐seven years of diversified experience in Site Planning and
Real Estate Development for commercial office, retail, residential
and hospitality facilities. Specific professional emphasis on site
planning and land development along with the public agency approval
process, preparation of construction documents, construction
management and project administration.
As the former Director of Planning for KA Architecture, Steve
managed a staff of 5 planning professionals and coordinated the
activities of outside engineering, design and legal consultants. He
was directly responsible for new business development in the
commercial and mixed ‐use market sector. Specific client
responsibilities include assisting Developers and Owners with all
aspects of the real estate development process, including site
selection, feasibility analysis, and zoning and entitlement
approvals.
Previously, he was the Director of Site Planning for Richard E.
Jacobs Group, where he acquired fourteen years of experience working
directly for a major real estate developer. This background gives
him a unique understanding of the complex challenges facing the
development community and the need to deliver projects with
creative, workable design solutions that corresponded with his
clients’ expectations, budget and time constraints.
His expertise in site selection and evaluation, master planning,
site design and securing local government entitlements will assist
our clients in bringing their projects to fruition.
Moluse is an active member of The American Planning Association; The
International Council of Shopping Centers (ICSC) and The Urban Land
Institute. Additionally, Steve is the owner of SGMDesign360,
Property Visualization Specialists, Ohio’s leader in Virtual Tour
Creation for real estate marketing.

Biography:
Twenty
(20) plus years experience within the field, fifteen (15) of which
are focused on Retail, Residential, Corporate, and Hospitality
projects. Specific professional emphasis has been on Landscape
Architecture, Planning and Development/Construction Coordination.
His primary tasks in this area encompass all due diligence and zoning analysis, obtaining city approvals and permitting through the preparation and presentation of all necessary documents for a variety of commercial and residential projects including the coordination of all project consultants and working with the construction management team.
Charles B. Grasser, RLA is the owner of Greenridge Design LLC in
Wickliffe, OH. He began his career, after graduating from Iowa State
University in 1988 with a Bachelor of Landscape Architecture, with
HWH Technical Services as a Civil/Landscape Designer working
primarily on Goodyear Tire and Rubber projects.
From 1989 to 2000, Chuck worked for ka, Inc. as a Landscape
Architect, becoming a shareholder in the firm in 1998. His primary
duties at that time were as a planner and a landscape architect for
large retail and corporate office projects and was responsible for
due diligence, preparation and presentation of municipal approval
packages and for construction inspection.
In early 2000, he embarked on a four year assignment with the
Zaremba Group, LLC of Lakewood, OH where he oversaw the due
diligence, planning, development, construction and sale of over 400
condominiums and 1,000 apartments as well as several CVS drugstores
and Advance Auto Stores throughout West Texas.
In late 2004, Chuck joined First Interstate Properties as a Tenant
Coordinator where he was responsible for the preparation of
construction budgets, lease administration and the construction of
new and released tenant spaces.. He was responsible for 8 local
shopping centers in the Greater Cleveland Area totaling over 1.5
million square feet. Chuck also oversaw the grounds maintenance for
each of these centers and was responsible for maintaining the high
level of ‘curb appeal’ that FIP is known for.
In late 2005 until 2009, he returned to ka, Inc. where he was a
Senior Landscape Architect working on several prominent and
lifestyle centers and their associated streetscape designs.
Responsibilities included preparing and presenting approval
packages, preparing construction documents and managing construction
inspection processes across the continental US. He also served as a
mentor to a number of the young landscape architects on the staff.
