All Projects on the following pages were completed while the principals were affiliated with other firms. Credit to those firms has been given where appropriate. All Projects credited to G2M are the work product of either SGMDesign360 or Greenridge Design, whose owners have joined forces to create the G2M collaboration.
STAR PLAZA Playhouse Square
Cleveland, OH
G2M Design Collaborative
completed a new landscape design for the renovation of Star
Plaza, on playhouse square in Cleveland’s theater district.
This landscape plan will enhance the character of Star Plaza
with the addition of shade and ornamental trees, flowering
shrubs and seasonal color. Designed for year round
enjoyment, the newly renovated Star Plaza will become a
welcome addition to the Theater District.

City Center of Avon
Avon, Ohio
G2M Design Collaborative was responsible for planning and
coordinating the development of a mixed use Retail and
Residential neighborhood development in the heart of the
City of Avon’s Retail District. The project includes 165,000
square feet of commercial retail and restaurant space along
with 32 townhome units. The project required both a rezoning
and the development of comprehensive design guidelines to
insure that the project outcome would be consistent with the
City’s vision and the Developers intent. By illustrating the
development concept and developing design standards the
Developer was able to move the project forward without
extensive legal process. Phase I of the project is under
construction.

CHAGRIN HIGHLANDS MASTER SITE PLAN
Cleveland, Ohio
As Director of Site Planning with the Richard E. Jacobs
Group Mr. Moluse was responsible for facilitating the
Development of the Corporate Campus Master Planning and for
Site Specific small Area Plans as the project was Planned
and Implemented. The 600 Acre development is situated in 4
municipalities requiring extensive coordination of Design
Criteria, Development Standards and Zoning to create a
unified Development. The Project contains a mix of office,
retail and entertainment land uses. Mr. Moluse was also a
member of the Chagrin Highlands Design Review Committee.

MARRIOTT COURTYARD at JACOBS FIELD
Cleveland, Ohio
As Director of Site Planning with the Richard E. Jacobs
Group Mr. Moluse was responsible for planning and
coordinating the development of a signature Marriott
Courtyard Hotel at Jacobs Field. This project, along with
the Jacobs Select Service hotel portfolio received 9 major
awards from Marriott Corporation. Mr. Moluse was responsible
for all Site Planning, Entitlements and other Governmental
Approvals.

PLAZA CUPERTINO MASTER DEVELOPMENT PLAN
Cupertino,
California
As Director of Site Planning with the Richard E. Jacobs
Group Mr. Moluse was responsible for facilitating the Plaza
Cupertino Mixed use Redevelopment Project, which
included 1 million SF Retail, 300,000 SF Office, Two Hotels
and a 3500 Seat Cinema. The Development plan also called for
8 acres of High Density Residential. The project required
extensive involvement with City planning staff, neighborhood
groups and adjacent land owners to develop a project that
would revitalize a blighted section of Cupertino while
respecting the character and high quality design of the
balance of the community.

BRECKSVILLE TOWN CENTER Master Plan
Brecksville,
Ohio
As Director of Planning with KA Architecture, Mr. Moluse
worked with The Richard E. Jacobs Group and The Dalad Group
to rezone and prepare a Master Development Plan for a 60
acre parcel of land in Brecksville that was previously zoned
with a variety of incompatible uses. The development plan
called for a rezoning to an overlay zoning district along
with adjacent residential land uses to blend with adjacent
land. Proposed land uses included Retail, entertainment,
medical office, entertainment and hospitality. The
development was structured in a “Town Center” open air
format with grand pedestrian plazas, green space and
pedestrian connectivity

THE BOULEVARDS
Bowling
Green, KY
G2M Design Collaborative
designed this project for Fairmount Properties of Cleveland,
OH. This project was planned as a high density mixed use
project adjacent to the University of Kentucky. The project
included ground level retail, upper level residential and
office spaces, restaurants, a national chain hotel and a
national chain convenience store on the main property.
Additional peripheral development included new fraternity &
sorority houses and high density townhomes designed to cater
to the academic staff. This project was placed on hold as a
result of the current economic conditions.

THE BOULEVARDS (Blacksburg)
Blacksburg, VA
G2M Design Collaborative designed this project for Fairmount
Properties of Cleveland, OH. This project was planned as a
lifestyle/town center project adjacent to Virginia Tech
University. This project included ground level retail,
restaurants, a national theater and a national major
retailer on the main property. This project opened in late
2008 with the lifestyle component substantially complete.

PEARLAND TOWN CENTER -Master Plan and Development Criteria
Pearland, Texas
As Director of Planning with ka architecture, Mr. Moluse
was responsible for the development of the site master plan
as well as the development of a new Town Center Development
Guideline which was incorporated into the City of Pearland’s
Uniform Development Code. The Project was developed by CBL
and includes 1.2 million square feet of retail, residential,
and entertainment uses in a Town Center Format. Phase I of
the project opened in 2008.
